SUPERINTENDENT
Summary:
To provide on-site coordination for all phases of commercial construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget, for one or more projects for which superintendent is assigned contemporaneous responsibly. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.
Compensation: $125-175K plus excellent benefits
Major Responsibilities of Superintendent:
· Schedule subcontractors and vendors to ensure timely completion; develop, manage, and maintain detailed digital master work schedule and produce/provide weekly 30-day "look ahead" schedule.
· Perform quality control duties and responsibilities regarding the work being performed; produce and provide QC reports as part of daily reporting
· Communicate with project team regarding ASI's, RFI's, RFP's and RFQ's
· Ensure that each subcontractor is fully executing and complying with its contracted scope of work
· Coordinate required inspections with local agencies
· Immediately communicate all interactions with representatives of any governmental unit to the Project Manager or, if unavailable, Operations Manager and CEO.
· Identify and correct subcontractor non-compliance with safety, health, and environmental quality standards.
· Identify conflict/coordination issues in construction progress and communicate them to project team for resolution
· Maintain daily log (written) of activities on the jobsite
· Ensure subcontractor has corrected all deficiencies identified by project team
· Walk project(s) daily to monitor activities and assist in future planning
· Schedule, manage, and direct weekly subcontractor meetings to coordinate workflow and progress
· Initiate notice(s) of non-compliance to subcontractors in regards to quality of work or scheduling and forward to Project Manager.
· Ensure that the job site is always kept in a clean and organized manner
· Maintain OSHA notebook documenting safety regulations, daily compliance walkthroughs, weekly safety training, incident log, etc.
· Review Construction Drawings- identify scope gaps/overlap, inconsistencies, missing information, etc.
· Perform job progress assessments/reports; develop and manage completion punch list
Secondary Functions:
· Assist in budgeting, bidding, and scope of work for subcontracts
· Assist in obtaining permits or approval of revisions
· Gather project material submittals and maintain records of approvals at the job-site
· Identify areas of work that are outside of scope
· Preside at pre-construction meeting with each subcontractor (and subcontractor groups such as MEP subs together)
· Opening the jobsite at beginning of the day and securing the jobsite at the end of the day
